Most property management companies hide their pricing, but we don’t. Below is a full breakdown of our short-term rental management fees so you’ll know exactly what to expect.

After Your Property Is Check-In Ready

Our management fee is typically 20%, and we handle every single detail — from guest communication and dynamic pricing, to coordinating cleaning and maintenance. Please contact us for a personalized quote — our rate will never exceed 20%.

This 20% management fee covers:

  1. Immediate guest communication (responses within minutes, day or night)
  2. Calendar and pricing management (daily dynamic adjustments)
  3. Coordinating cleanings and post-stay inspections
  4. Restocking essentials and supplies
  5. Scheduling maintenance and repairs through our in-house handyman team
  6. Managing reviews, guest issues, and overall performance
  7. Ensuring your property consistently meets 5-star standards
  8. And much more


There’s so much more we do — these are just a few examples. Our service is fully hands-on and customized to what your property needs to stay in top condition and keep guests happy.

Before Your First Guest

(If Applicable)

If your property is already set up, perfect — you won’t need this stage. We’re always happy to offer guidance at no cost for existing listings. If you do need any hands-on help getting your home Check-In Ready, we offer a low hourly rate and can take care of anything needed to get your property fully up and running. 


If you prefer to create your own Airbnb listing, that’s completely fine — we’ll review and perfect it for free. We also don’t charge anything to price your calendar.


Once your property is Check-In Ready and management begins, there are no hourly fees — everything from that point forward is included in our management rate (a simple percentage of each booking).

We can handle every detail, including:

  1. Fully furnishing and staging your home (we’re quick and efficient!)
  2. Creating and setting up your listing
  3. Coordinating professional photography
  4. Purchasing and organizing house supplies
  5. Coordinating our trusted contractor or handyman to complete any tasks needed to get your home in tip-top shape
  6. Creating a customized house manual or welcome book
  7. Labeling cabinets, drawers, and switches for guest ease

First Deep Cleaning

Before your first guest checks in, we perform a comprehensive deep cleaning to make sure your home starts off spotless and meets our strict 5-star standards.


This one-time cleaning ensures your property looks perfect for guests and sets the tone for every stay that follows.


You are responsible for payment of the initial deep cleaning required to prepare the property for Check-In Ready status.

Owner Responsibilities

As the homeowner, you’re responsible for:

  1. Paying for all house supplies that guests use
  2. Covering all cleaning supplies used by the cleaning crew
  3. Paying for handyman or maintenance costs
  4. Covering utilities, bills, and services such as snow removal
  5. 💡 Important Note: The cleaning fee is paid by the guest, not by you. You’ll never pay for cleanings between stays — guests cover that cost.
